Please CAREFULLY review the following before entering your application.

Power of Attorney

Please download the Power Of Attorney (IRS Form 2848) by clicking HERE. This should be submitted along with your application. Please have this form completed and signed by each person listed on a 2008 Income Tax Return. Please submit the form in either of the following ways:

  • Attach it to the borrower's tax returns and upload it with your application or

  • Email it to processing@eshousingauthority.us, clearly indicating the name of the form and the name of the borrower in the subject line.

Your Application Will Not Be Considered Complete Until We Have Received This Form

Loan Submission

Information you provide on your online application will be used to draw loan documents. Use complete names, including middle names or initials. Please use proper capitalization.

If your application times out because your uploads are too large—we do not get the application. You should be able to upload 6-8 megabytes. If your application times out or if you need to upload more than 6-8 megabytes please submit the application with fewer downloads and email the remaining documentation to processing@eshousingauthority.us

BEFORE beginning your application, please review the fields and make sure you have all of the information required, including all of the uploads.

Underwriting

You should receive a loan approval/denial letter within 72 hours from the time you complete your application (your application is not complete until all of the requested documents have been submitted to us).

An additional 24 hours may be required to draw documentation.

Funds may be wired to the closing agent prior to closing, but will not be released until after we have reviewed a copy of the signed documents.





Important: Before releasing our funding to the closing, we require that certain of the closing documents be sent to us by the closing company, properly executed. We review these files and then issue a Funding Release Letter. Plan to allow 30-45 minutes for this process. Please keep in mind that we have a 4 p.m. (Central) wire cut-off time.

Tax Credit

Borrowers will be required to sign tax documentation to apply for the First-Time Homebuyer Tax Credit at closing. This documentation will be prepared for borrowers by a tax professional and filed with the IRS on their behalf. Borrowers do NOT file these forms themselves. Documents prepared for borrowers include a Form 1040X (Amended Tax Return), Form 5405 (First-Time Homebuyer Form) and Form 2848 (Power of Attorney). Borrowers will be charged $125 for this service.

Borrowers should expect to receive any excess amount of the Tax Credit within 12 to 16 weeks after closing.
